CSEP, LONDON
CITY AIRPORT
A A Lovegrove
achieved sectional completion on 11th February to the main area of
the project in accordance with the programme which far exceeded the client’s
expectation. AAL had absorbed a number of changes and variations within this
time frame whilst maintaining to meet the handover date of the main phase. LCY’s
passengers are now using the new search lanes and airside facilities which sets
the scene for a vastly improved experience for the travelling passenger. The
next final section of the project has now started which completes late May/early
June. All of the works have been ongoing whilst the airport has maintained it’s
normal operations which is a credit to the organisation and management of the
company’s staff who have liaised with LCY on a daily basis ensuring minimal
disruption to the client’s business. Photos to follow shortly.

LEDGER BUILDING, LONDON
CITY AIRPORT
A A Lovegrove
are currently in negotiations with LCY regarding the partial demolition of the
Ledger Building and associated works. This project is currently being designed
by AAL (via Waterman Group) who are also liaising with the local authority
regarding the planning process. As soon as this project receives the green light
then the project should start in earnest.

SERVISAIR, GATWICK
AIRPORT
We have
recently completed the refurbishment of the offices at the Cargo area for
Servisair. Currently the dilapidations project is ongoing and should be complete
by the end of March.

VIP LOUNGE, NORTHOLT
AIRPORT
A new VIP
lounge and the refurbishment of reception toilets (£120K) was recently completed
to the satisfaction of the client. The specification of fixtures and finishes
was to a very high standard due to the clientele who will be using these
facilities. This project was completed within budget and programme. Photos to
follow shortly.

CENTRAL SEARCH, GATWICK
AIRPORT
Various works
have been carried out by AAL for Vinci who are a preferred main contractor for
the new owners GIP. These works comprise major hoarding works, toilet fit outs
and various elements of construction. A substantial element of these works are
carried out at night due to the constraints provided by the airport environment.
These works are ongoing whereby AAL carry out these projects on a day to day
basis.

Central Search Expansion
Project, London City Airport – The works started in earnest as of late January
when we provided 2no. temporary search lanes within the old Snug lounge at very
short notice to the delight of the client. This will provide a temporary
solution to the ever increasing number of passengers who frequent this busy
airport. The piling works commenced in March which brought about some stiff
challenges which we overcame by liaising with Atkins and our structural engineer
(see attached method sequence complete with photos). Now that the piling works
are nearing completion our steelwork contractor has commenced on site and is
progressing well with the installation of the steel columns and beams/plate
girders. The method of installing these has brought about some tough logistical
decisions but the process has exceeded our expectations (see attached method
sequence complete with photos). Once the steelwork is complete the 1st
floor infill can commence which will lead onto the fit out works at this level.
A major design
change has been introduced as part of this project which mostly affects the 1st
floor fit out works. All of our specialist contractors are working closely with
the design team regarding these changes to ensure that impact to costs and
programme are kept to a minimum. A revised scheme has been issue and we are
currently compiling a schedule detailing any cost implications and what effect
that this change has had on the programme.

The
cladding is now complete to the disabled lift enclosure and internal
finishes should follow on. The whole of the works should be complete by
mid-July.

SERVISAIR, STANSTED AIRPORT
(£50,000)
We have been successful in
securing the refurbishment of the 1st floor office area and formation of a new
locker room at the Servisair accommodation within the cargo area. These works
are to start beginning of July with a value of approx. £50K

We have recently secured the
Central Search Expansion Project (CSEP) at London City Airport for a value of
£4.25M. The project will start in earnest and will run until late 2010. The
works include the formation of piled foundations to take a new first floor
infill area to the main terminal building to provide a new larger passenger
search area. The design criteria for the project as a whole is to provide
additional search lanes due to the larger queues of departing passengers
brought on by increasing numbers and stricter security checks. The scope
includes for the refurbishment and upgrade of associated mechanical &
electrical services and the installation of architectural finishes including
specialist glazed partitioning. Due to the close proximity of passengers all
of the ground floor works will be carried out at nights/weekends.

The new Car Hire Building
at London City Airport was completed on time and within budget to the
delight of the client. These works were completed late September 09 which
enabled the existing car hire desks to be relocated from the main terminal
building in preparation for a new cafe to be installed which forms part of
the CSEP project. |
We have successfully
completed some of the CSEP enabling works at LCY which included New Cold
Store, Goods In Screening, CAH kitchen refurb and the new IT Room. These were
completed on time and within budget to enable the CSEP process to take place.
We recently carried out some
IT enabling works for Red Vista at MOD Wethersfield for an approx. value of
£75K. These works included new foundations, trenching for power/data and the
installation of a fenced compound for the new IT accommodation. Due to the
location of the works strict security clearance was required. We have recently
submitted costs for phase 2 of the works which may proceed shortly.
A refurbishment project was
recently completed within the Servisair cargo centre at
Gatwick
Airport.
This included the strip out and installation of new partitions, ceilings and
flooring. Associated electrical works were carried out including the
installation of new power and reconfiguration of the lighting. As a follow on
from these works we have submitted a budget cost for a similar refurbishment
at their Stansted Airport cargo centre which is proving of interest.
The works for Taylor Woodrow
at Gatwick
Airport are ongoing and we are currently carrying out Valet Parking, ITTS
project and Good In Waste Away totalling approx. £250K. We are currently
quoting for some more interesting projects for TW which should commence
shortly. We are one of Taylor Woodrow's preferred fit out contractors under
their 2nd tier system and provide an excellent service for their building
requirements. All projects require strict H&S compliance which AA Lovegrove
fully conform to.

We are currently carrying out the fit out of
the new executive lounge for Netjets at the Jet Centre, London City Airport.
The budget is approx. £275K with an anticipated completion date of 21st
September. The designer for this project is India Madhavi who have specified
high quality finishes including first class joinery, designer carpet and high
spec wallcovering. The construction process has taken on board the visual
effect that the designer requires encompassing the associated mechanical and
electrical installation. Part of the design includes for new innovation ideas
which comprise the installation of switchable glass to the external
windows which changes to opaque glass at a flick of a switch.
We have recently secured the design and
installation of a new car hire building at London City Airport for approx.
£300K. The design includes ascertaining the existing ground condition with a
view to producing foundation drawings. The building will comprise a steel
frame, cladding to walls and roof with a large glazed curtain wall to the
front elevation. A new electrical and data supply will need to be run to the
building which will involve some pit and duct works. The internal works will
comprise new partitions and desks to form 3No. units for the car hire firms.
This building will be complete for 6th November to enable the existing car
hire firms to be relocated from their current location.
We are currently carrying out the
alteration/refurbishment of the ITTS accommodation (Building 702) at the South
Terminal, Gatwick Airport. The budget for this project is £70K with phased
completion dates spread into early 2010. These works are for Taylor Woodrow
who we recently completed the Flybe/Repacking Area for. The works comprise
mainly traditional building works with an element of office fit out works
where we have to liaise closely with the specialist contractors who are
installing new services in connection with the transit system. Also for Taylor
Woodrow we are currently carrying out the design and build of the new National
Express building (approx. £40K) which is now situated in the Northern Entrance
Building at the South Terminal, Gatwick Airport. The works comprise the
construction of the shell then the fit out including new joinery, finishes and
associated mechanical/electrical works. The project is due to be complete very
shortly.

DEPARTURE LOUNGE REFURBISHMENT PHASE
2, LONDON

We have been successful in our bid
to secure the works on the next phase of the departure refurbishment project.
The works value £950k and the programme is 12 weeks, we are in the principal
contractor role and responsible for all strip out, the M&E installation which
include, sprinklers and fire alarms, all bespoke joinery, toilet refurbishment
and ceramic flooring. The majority of work will be carried out at night/weekends
to ensure the lounge remains operational throughout.

DEPARTURE LOUNGE EXTENSION,
LONDON CITY AIRPORT

The main works were completed early May
(8 weeks) and the new '10-28' bar opened
a month later to the delight of the project team and the client. The extent
of the works enabled the departure lounge to be increased by approx. 340
seats including a new extended floor area, bar, food servery and associated
amenities to suit the travelling customers. Encompassed within the overall
works were the construction of 2 new retail units (WH Smith & Nuance) which
provided an invitation for passengers to purchase duty free goods walking
through to the new seating area. Also tucked away within the extended area
is the Snug lounge which provides an area of tranquillity for today's busy
travelling executives. The design, as carried out by Harrison Design,
provides a bright, inviting atmosphere to the area including high quality
joinery and finishes which retains a high class appearance. Due to the
success of this project, the existing departure lounge has now been designed
to meet the specification of the extended area and tenders are now currently
being analysed for this scheme. |

REFURBISHMENT / EXTENSION OF THE JET
CENTRE, LONDON CITY AIRPORT (£520,000)

The
project was completed mid July
(16 weeks) to the satisfaction of the
Project Manager. The project comprised the total refurbishment and alteration of
the ground floor area to provide new arrivals and departure areas for the
operation of the Jet Centre. New modular units were supplied to provide an
extension to the building which were fitted out to match the specification and
finishes of the existing area. New foundations and groundworks were provided to
enable the new extension to be sited including necessary foul and surface water
drainage. All associated mechanical and electrical works were carried out by us
in accordance with Atkins consulting engineers. Some of the areas were left as
shell and core to enable the tenants to fit out their own areas - see the
Execujet description below.

EXECUJET OFFICE FIT OUT, JET
CENTRE, LONDON CITY AIRPORT
(£80,000)
Following on from the main works we were asked to fit
out the 1st floor offices for Execujet. These works comprised the
installation of hardwood framed partitions, specialist walnut furniture,
file storage system and high quality finishes. The project was carried out
to a programme constraint
(4 weeks) as the client needed to take
possession of the offices by a certain date. As a follow on from these works
we are currently in negotiations with the client regarding the fit out of
their executive lounge which hopefully will be commencing soon. The design
including the production of the proposed visuals
(see attached) have been issued which
indicate an exciting and high class finished product for our client. |

OUTBOUND BAGAGE, LONDON CITY AIRPORT
(£200,000)
Due to configuration changes the outbound baggage system
needed to be altered and updated to suit the airport's requirements. The main
baggage belt system was installed by a specialist contractor but all of the
associated builders works and relevant mechanical and electrical installations
were carried out by us. All of the team had one goal in mind and that was to
produce an operational system by the drop dead date of 31st August which was
achieved to the satisfaction of Atkins/LCY. The works involved working out of
hours and our management team closely liaising with the client user ensuring the
minimal amount of disruption. This was a sensitive project due to the location
and the knock on effect that our works had on the client and third party
users. We overcame the hurdles and completed the project within budget and to
programme (8
weeks).

VARIOUS WORKS FOR BRITISH AIRWAYS, GATWICK AIRPORT
(£190,000)
We
have recently commenced the project which comprises various builders works
around the Cargo Centre including drainage and groundwork repairs. Also part of
the works include new heating and ventilation works to Stand 54 at the North
Terminal and new flooring throughout the BA Club lounge also within the North
terminal. The works to the Club lounge will need to be carried out at night.

VODAFONE - VARIOUS WORKS
We have recently carried out refurbishment
works to various Vodafone shops and premises throughout the South east. These
projects range from £5,000 to £100,000 and encompass a varied range of builders
works.

NCYPE
The client have required regular upgrade works
of the facilities at their premises in Lingfield to provide adequate provisions
for the resident handicapped children and associated staff. These recent works
have included upgrade of shower and bathroom facilities and the refurbishment of
staff accommodation.

DEPARTURE LOUNGE EXTENSION, LONDON
CITY AIRPORT
The strip out commenced on 2nd January and the
fit out is now proceeding in packages. The total value will be nearing £1M once
all of the associated 'spin off' projects are encompassed into the costs
(negotiated contract). This project is on a fast track programme where the
design is being developed on an ongoing basis and the completion is due for 2nd
May. The new extended floor will be installed in the next few weeks which will
release this area for continuation of the fit out.

PIT AND DUCT WORKS, LONDON CITY
AIRPORT
These works have now been completed to the
satisfaction of the client. They included excavating trenches and the
installation of ducts to the front of the main terminal building to enable the
installation of new electrical supplies to the airport from the existing
substation. This project required specific management due to the close proximity
of airport workers and the public. Some of the project involved 2No. road
crossings which were carried out weekends to avoid unnecessary disruption to the
operation of the airport.

REFURBISHMENT / EXTENSION OF THE JET
CENTRE, LONDON CITY AIRPORT
The strip out element of these works are due to
commence shortly with tee refurbishment and fit out of the extension will follow
on shortly. The fit out design is still being developed and we should receive
the drawings shortly. This will be a negotiated contract based on the fact that
we carried out the previous refurbishment works at the Jet Centre.

ENABLING WORKS FOR THE EAST APRON
GATE LOUNGES, LONDON CITY AIRPORT
These works are to commence very shortly once
all of our costs have been submitted and agreed with Atkins/LCY (negotiated
contract). These works are required to enable the new link bridge to be
installed to gain access to the new gate lounges.

CREW TRAINING ROOMS, WATERSIDE
These works are drawing to a close with a completion early March. Refurbishment
was carried out to the crew training rooms at British Airways Head Office
(Waterside) which included a substantial amount
of M&E works. These were carried out in accordance with the initial design but
required a certain amount of design from AAL and our M&E contractor.

THE WELLS PROJECT, EPSOM

The project is now near enough complete with
just the stairwell to complete. All of the office floor plates were completed in
accordance with the programme to the full satisfaction of the Project Manager,
Robert Webb of Atkins. We are still carrying out minor variations to the project
and the Final Account is forecast to end up within the original contract value
(£1.4M). In summary the client is very pleased with outcome of this project
especially as the main works were completed within programme and in accordance
with the original budget.

2ND FLOOR, SIR WILLIAM ATKINS HOUSE,
EPSOM
This project was a follow on from the Wells and
is now complete except for the manifestation to the glass which should be
complete by the end of next week. This contract included installation of polar
glazed partitions, new ceilings, flooring and all associated mechanical and
electrical works. This project was also was completed within budget (£165,000)
and in accordance with the programme.

HOME OFFICE PROJECT, LONDON CITY AIRPORT
This project is also nearing completion to the
satisfaction of the client (Home Office). The project involved the installation
of air conditioning, associated containment and general builders works including
works to the glazed screens within the customs area. The majority of these works
were carried out at night due to the close proximity of the client user and the
public. This project should be completed within budget (£93,000) and in
accordance with the programme.

SUNGLASS HUT, GATWICK AIRPORT
This project is also nearing completion with
the prospect of a follow on shop to fit out. These units are located airside
which require intense management to ensure that labour, materials and
contractors can be deployed to the site areas by the means of issuing security
passes. The works should be completed within budget and handed over by the
strict deadline.

NEW STORE, WORLD CARGO CENTRE, GATWICK AIRPORT
This project commenced on 22nd October and is
well under way. The blockwork is nearly complete in readiness for the new timber
joists and ply roofing to be installed. The new roller shutter door is
programmed to be installed within the next 10 - 14 days and the scaffolding
should be struck once the roofing has been completed. The mechanical and
electrical works are ongoing and should be complete within the programme. The
contract is valued at approx. £110,000 including variations.

TUCKER HOSTEL AT NCYPE, LINGFIELD
Works are proceeding well with an anticipated completion for the end of
June/early July. The bathrooms and shower rooms are currently being fitted out
and the flooring is due to be laid in the next 2-3 weeks. Decorations are
on-going and the external works should be finished shortly.

23rd April and is progressing well. The 1st phase (Ground Floor) is due for
completion within the next week with a number of trades working around each
other to endeavour to complete on time. The works involve some specialist
contractors which entail a new reception desk, illuminates caselights,
specialist graphics and signage. Phase 2 (Second Floor) commences on 25th
June which entails an aggressive programme of just 5 weeks to fully
refurbish approx. 750m2 of office/toilets area. |

refurbishment works are now complete. We have now been instructed to install the
additional air conditioning and entrance glazed screen which should be complete
by mid to end of July.

LONDON CITY AIRPORT
It appears that we may be successful for the Home office project for the Home
Office which entails specialist glazed screens and intricate mechanical and
electrical works, of which a proportion is to be executed outside normal hours.
We also understand that we are favourable for the Passenger Search Lane 4 works
which we recently tendered - we should receive confirmation shortly and will
update the site as necessary.

GATWICK AIRPORT
Gatwick Airport - We have recently completed the dilapidation works at P7 for
British Airways (via Mace) and are currently carrying out works at TBF (again
via Mace) to enable the consolidation of BA staff to certain areas. These works
are due to be finished shortly.

THE WELLS PROJECT, EPSOM
We are pleased to report that we have received a Letter of Intent to commence
the refurbishment of The Wells office accommodation at Epsom. The value of the
project is approx. £1.4M with a programme of some 20 weeks. Our client for this
scheme will be Atkins who project managed the Bluebird Place project that we
completed in spring 2006 (see Completed Projects). The works are due to start on
23rd April and will be phased as per Atkins requirements.

site then these are to be fitted out in readiness for the Menzies staff to be
relocated from Gate 1. Also costs need to be finalised for the Jet Centre
extension in anticipation that we are to secure these works - watch this space!
The client has also indicated that we may be favourable for the Passenger Search
Expansion project which is due to
commence late July - again, watch this space!

VISITOR CENTRE - HEATHROW
We have recently secured this project which involves the full refurbishment of
the building including new partitions, ceilings, flooring and decorations. The
project is due to start Monday 26th June for BAA. We will update the progress of
these works in next month's report.

ALEXANDER COURT - WINDSOR
Although this project looked like it may be shelved, the client has indicated
that they wish to proceed with the works. The party wall agreement needs to be
finalised with a view to starting the project shortly. The works involve the
construction of a new 3 storey end-of-terrace domestic property. The access to
the site area is very limited so careful management planning is required. We
will update further in next month's report.

Phase 2 of the 1st Floor works are now well under way. This involves the partial
refurbishment of the 1st Floor offices including the Managing Director of BAA.
Therefore the level of finish will be of the highest standard. Phase 1 of the
works were completed within programme and budget to the full satisfaction of the
Project Manager and the client (BAA).

The project was to refurbish the loaders accommodation and rest area which was
handed over recently to the satisfaction of British Airways. The works were
completed within the fast track programme of 6 weeks. All of the works were
carried out in an airside environment under extreme pressure to be completed
within budget and within programme.

BLUEBIRD OFFICE REFURBISHMENT -
LEATHERHEAD
The project is currently under way for our client, Atkins. The works entail the
high spec refurbishment of the reception and office areas at Bluebird Place,
Leatherhead. We are carrying out the works in close proximity of the client user
so constant management of the project is the essence. Also some out of hours
working was required to avoid any unnecessary disruption to our client. The
project should be completed towards the end of this month.

HEATHROW POINT WEST
The next phase is due to start shortly. The project entails the refurbishment of
the 1st floor offices at Heathrow Point West for BAA. The accommodation houses
the Managing Director of BAA so the works are very sensitive and the
specification of finishes to a very high standard. All noisy and dusty works to
be carried out of hours by our specialist staff.
